What do we look at during your Rental Appraisal?

Location of your rental property

Location is very important in deciding the ideal rental value of a house. A rental appraisal of a property in Canberra’s inner suburbs is usually higher than a similar investment home located a long way from the City.

As well as the closeness to main shopping centers; access to public transport, popular schools and corner stores or places of interest also play a major role – but this doesn’t mean a lot of people don’t prefer renting a house in quieter areas.

In general, the closer you are to places people want to go, the more desirable your home will be to potential tenants.

Energy efficiency upgrades that lower bills

With costs for power and heating bills rising sharply, tenants in Canberra are becoming even pickier with the energy efficiency of their potential rental home, with bill-cutting extras such as solar panels and double-glazed windows being highly sought after.

Other features such as insulation in the walls and roof are also in demand however it’s important to note that unless you have a new Energy Efficiency Rating completed inbetween tenancies, you’re not allowed to use this when advertising your property for rent.

Usable living and storage space

Dwelling size is another factor that decides the rental value of your house. If you have more useable space in terms of square metres than other recently tenanted homes, your rental appraisal will often end up being higher.

Although rental value is calculated based upon how much space you have which can be utilized, areas that can be used for storage – such as basements or attics, is also calculated into the rent appraisal.

Landscaping and appeal from the street

Two rental properties of  the same condition and size will be priced differently according to their street appeal.

Landscaping that’s attractive and useful for entertaining guests and a front garden your tenants can show off to their guests is always a good way to improve your rental value.

Total number of bedrooms and bathrooms

More bathrooms and bedrooms in your property means it can support bigger families or groups of people.

With a greater number of bedrooms, renters are willing to pay more each week. Any seasoned Real Estate agent or Property Manager will compare your investment home with other properties that can accomodate a similar number of tenants.

Overall condition of your rental property

Condition of the rental, particularly the appearance of the interiors weigh heavily in a rental appraisal.

A recently built home in top condition will attract more rent than an older property needing new paint and carpets.

If there are several similar rentals in your area, the house that has been recently renovated will attract more interest and therefor demand a higher price on the rental market.

Appearance of the kitchen and overall usability

Many tenants enjoy kitchens that offer easier access to cooking and the ability to make their own health food, so renters with a passion for the culinary arts are always willing to pay more for a top-notch kitchen.

Modern appliances, lots of bench top space and good amounts of pantry storage are highly sought after by any aspiring “Master Chef”.

That magic "WOW" factor

It comes as no surprise that a rental property with the “WOW” factor attracts tenants who are willing to hand over top dollar in rent each cycle.

Breath taking architecture, a fresh coat of paint with a modern colour palette or maybe even a new big screen TV are all examples of things that might give your home extra appeal to a tenant.

Features such as attractive blinds or curtains through to ceiling-height windows that allow plent of light into the property can all be very impressive to those looking to rent long term.

“Real Estate Australia offer personalised service to their customers. We experienced this first hand on various occasions. They are always available, friendly and supportive. We’re lucky to have them as our agent. 🙂 🙂 🙂

“We used Real Estate Australia to sell one of our apartments in the City back in January. We wanted an agent with experience and while it wasn’t a deciding factor we were pretty keen on the fact that Peter (our owner) had grown up in Canberra and had spent most of his life in Real Estate so he knew the lore of the land.

This was our first time selling a property (we invest a lot but have always rented our properties out) and it was nice to have someone who could answer all of our questions. We had pretty clear expectations and were happy with the final price we got. Very happy with our experience.”

“Jane has been managing my property for the last 3 years and after dealing with a much larger agency where the property manager had no experience, I’m very happy I decided to come across. Whenever I come into the office Jane’s always up for a chat which is a nice change of pace to what I’ve experienced before. Thanks Jane it’s been a pleasure – Cheers, Seth

“We are very satisfied clients of Peter’s real estate agency (for property purchases, sales, and property management of all our rental properties) over the past 15+ years since 2002.

Both Peter (and Jane who deals with property management) are very hard-working people who can be trusted to be concerned with details, and they are reachable at all times.

“Peter and Jane have been looking after our properties for the past two years and we are very happy with their service. Peter was very efficient at putting the rental ads up online and organising open inspections. As a result we rented our places out very quickly. we highly recommend Real Estate Australia to anyone who needs to rent or sell properties in Canberra.

“Peter sold a property for me in Chapman about 6 months ago, have to admit I was a bit upset at first as he kept pushing me to get a property stylist in… 2 months later he ended up getting me about $15k more than the asking price so I made about $12k even after the rental furniture. Was very skeptical at first but I guess that’s what you get when you’re an old sod like me. Didn’t expect such a great result and Peter always followed up when he said he would, highly recommend.
