In-Home Market Appraisal

Get a Market Appraisal for your home.

Are you considering selling your home in Canberra? Before weighing up your options, it’s important to get an accurate Real Estate appraisal (often referred to as a Market Appraisal) for your house based on Canberra’s current market.

As an agent with over 25 years experience conducting property appraisals in Canberra, our Principal, Peter Tolhurst is more than happy to conduct a free in-home Market Appraisal for all property within the ACT.

You'll get the statistics

With each market appraisal, we carefully evaluate your property against similar homes that have recently sold in your street and suburb. You’ll get the data around current market activity, conditions and supply vs. demand of properties just like yours.

Discover the best selling method

Whether it’s auction, private treaty, buyer ranged or price plus; we’ll give you advice that best suits you and your home, not our agency. Having a detailed strategy and plan puts you on the front foot when negotiating the best price for your property.

ADVICE ON COST-EFFECTIVE RENOVATIONS

As an agency run by a licensed builder, we’ll give you insight into renovations that will increase your house value. From a fresh coat of paint to new skirting boards, you’ll get a written report of recommendations.

What do we look at during your Market Appraisal?

Location of your property

Location is very important in deciding the value of a house. The market appraisal of a property in Canberra’s inner suburbs will almost always be higher than a similar house located far from the City.

As well as your proximity from the main shopping districts; access to public transport, nearby schools and local shopping centres or places of interest also play a major role – but this doesn’t mean a lot of people don’t prefer living in the quieter parts of town.

In general, the closer you are to places people want to go, the more desirable your home will be to potential buyers.

Zoning and re-zoning

As more and more buyers find their way into property investment as a way of realising their financial freedom, anything that can potentially earn them more from renters is always going to drive up demand and market value.

Being able to add on a new granny flat or an extra bedroom means more potential profit for an investor, which any good Real Estate agent will take into consideration during your market appraisal.

On top of this, with many zoning changes made in Canberra over the last decade, developers are always on the lookout for properties with high economic potential to be redeveloped or completely re-built.

Energy efficiency of your house

With power and heating bills constantly on the rise, savvy buyers are becoming increasingly interested in the energy efficiency of their potential purchase, with features such as solar panels and double-glazed windows being particularly desirable.

Other extras such as wall and roof insulation are also in demand and it’s important to note that all houses sold in the ACT are legally required to advertise their EER (Energy Efficiency Rating).

Size of your dwelling

This is another factor that decides the market price of your house. The higher the area in terms of square metres, the higher it’s market appraisal will end up being.

Although market value is calculated based upon how much living area you have which can be utilized, value of unused area – such as space for extensions, is added to the final price of your house.

Street appeal

Two houses of same size and condition will be priced differently based upon their street appeal.

Good landscaping and an attractive front garden that you can show off to your friends is definitely a good way to increase your market value.

Number of bathrooms and bedrooms

The number of bedrooms and bathrooms may not mean much whilst you’re living in your home, but they are valued highly by any potential buyers.

The higher the number of bedrooms, the higher its market value will be. Any seasoned Real Estate agent will compare your house with other homes having same number of bedrooms and bathrooms.

Overall condition of the house

Condition of the structure and its appearance weigh heavily in a market appraisal.

A recently constructed house in top condition will certainly be priced higher than an older property in need of renovations.

If there are two similar houses in the same area, the house that has received recent upgrades will attract more interest and therefor demand a higher price on the market.

Kitchen facilities and appearance

As society moves towards a trend of healthy eating and cooking, it’s no surprise that many buyers are interested in a kitchen that can support their passion.

Modern appliances, lots of benchtop space and good amounts of pantry storage are highly sought after by all health-conscious individuals.

The "WOW" factor

It wouldn’t come as much a surprise that a property with that magic “WOW” factor attracts buyers who are willing to pay more for that special something.

It might be a particular style of architecture, or maybe it’s just a fresh coat of paint with a modern colour palette.

Everything from impressive window furnishings through to large windows that let in the light can all be very impressive to those looking to make a home.

“I have never given a review before but I have to say they are THE BEST agent I have ever had. They are very professional and always keep you informed. I really appreciate all the help and effort they have given to me. You can always have a nice time chatting with them.”

“Real Estate Australia offer personalised service to their customers. We experienced this first hand on various occasions. They are always available, friendly and supportive. We’re lucky to have them as our agent. 🙂 🙂 🙂

“We used Real Estate Australia to sell one of our apartments in the City back in January. We wanted an agent with experience and while it wasn’t a deciding factor we were pretty keen on the fact that Peter (our owner) had grown up in Canberra and had spent most of his life in Real Estate so he knew the lore of the land.

This was our first time selling a property (we invest a lot but have always rented our properties out) and it was nice to have someone who could answer all of our questions. We had pretty clear expectations and were happy with the final price we got. Very happy with our experience.”

“Jane has been managing my property for the last 3 years and after dealing with a much larger agency where the property manager had no experience, I’m very happy I decided to come across. Whenever I come into the office Jane’s always up for a chat which is a nice change of pace to what I’ve experienced before. Thanks Jane it’s been a pleasure – Cheers, Seth

“We are very satisfied clients of Peter’s real estate agency (for property purchases, sales, and property management of all our rental properties) over the past 15+ years since 2002.

Both Peter (and Jane who deals with property management) are very hard-working people who can be trusted to be concerned with details, and they are reachable at all times.

“Peter and Jane have been looking after our properties for the past two years and we are very happy with their service. Peter was very efficient at putting the rental ads up online and organising open inspections. As a result we rented our places out very quickly. we highly recommend Real Estate Australia to anyone who needs to rent or sell properties in Canberra.

“Peter sold a property for me in Chapman about 6 months ago, have to admit I was a bit upset at first as he kept pushing me to get a property stylist in… 2 months later he ended up getting me about $15k more than the asking price so I made about $12k even after the rental furniture. Was very skeptical at first but I guess that’s what you get when you’re an old sod like me. Didn’t expect such a great result and Peter always followed up when he said he would, highly recommend.
